What’s Inspected:
Inspections include the home and the garage. Pools and spas are an additional fee. The client may request other items on the property to be inspected for additional fees. The inspector will look for safety hazards , possible future issues the clients should be aware of, and/or major property damages. Specifically, the following will be visually inspected: structure, plumbing, sewer, drains, electrical, heating systems, and A/C systems.
Available Inspections:
Real Estate Investment Inspections: A Real Estate Investment Inspection is the most common inspection and is highly recommended by realtors and loan companies, when buying property. This type of inspection is geared to inform the buyer of the condition and functionality of the property. It will provide information on any known hazards or damages that need to be addressed, prior to the closing of escrow. These inspections are a great tool for understanding what you’re buying and for making wise investments.
Pre-Sale Inspections: These inspections are offered to property owners who want to know the current condition of their property and to identify any possible issues or needed repairs prior to placing the property on the market. This is a great sales tool and will be money well spent.
Property Owner Inspections: These inspections are offered to property owners who want to know the current condition of their property, to identify any possible issues, and to prevent damage to the property.
Manufactured Home Foundation Certifications: These inspections cover the typical home inspection areas, but more specifically, it also covers the home’s support systems underneath. This inspection is highly recommended prior to placing the manufactured home on the market. Some types of loans for manufactured homes require a foundation certification before the loan will fund. If the home’s structural support and/or anchoring systems are damaged or missing, the loan will not fund.
Landlord Rental Inspections: These inspections are designed to assist landlords in the maintaining their properties. These inspections are available while the property is vacant or occupied. The inspections will cover the full property or areas specific to what the landlords wants. The inspections will document the current condition and functionality of the property, and any damage or hazards that may exist.
Pool and Spa Inspections: These inspections are specific to Pools and/or Spas, to identify problems and functionality.
Mold Inspections: Mold is a known health hazard and should be cleaned and removed when located. Mold inspections are specific to areas of the property where mold is suspected to exist. The inspector will inspect the property to locate any areas of water intrusion, which is typically the source for mold growth. Limited samples will be taken to be analyzed by a lab for the presence of mold. The client may request additional samples to be taken and tested, but the client must pay for the additional Lab fees.
Inspection Prices: Prices are based on the type of property (Condominium, Manufactured Home, Town Home, Etc.), and the square footage of the home. I guarantee reasonable prices and a thorough report with color photos within days of inspection.
